Important Notice regarding REO properties, Foreclosures and Vacant Houses
To get the most from your inspection, please verify that the utilities for the property are TURNED-ON and OPERATIONAL.
Crown Home Inspections strives to provide a thorough inspection for our clients. If any of the utilities are not on at the time of inspection, this can limit the scope of the inspection, and therefore limit the value of the home inspection.
For Instance:
If the electricity is off, we cannot properly evaluate the condition of any of the electrical components of the home, such as outlets, lights, HVAC systems, kitchen appliances, sump pumps, whole house fans, garage door openers, etc.
If the water is off, we cannot properly evaluate the condition of the piping in the house (both supply lines and drains), toilets, tubs and showers, sinks, faucets, water heaters, etc.
If the gas is off, we cannot properly evaluate gas components such as gas water heaters, gas furnaces, gas fireplaces, gas water heaters, etc.
When having the utilities turned on, all main shut off valves outside the house AND inside the house must be turned on. All pilot lights must also be lit. For insurance reasons, Crown Home Inspections will not turn on any main shut off valves or switches and will not light pilot lights.
As our client, its in your best interest to be sure the utilities are on before the inspection, or reschedule the inspection until they can be turned on. If we arrive at an inspection and the utilities are not on, we will proceed with these known limitations to the inspection. An additional service fee will be charged if we are requested to return to the property to re-inspect any components that are not operational at the time of inspection.
