What is Radon?

Radon is an invisible and odorless radioactive gas that occurs naturally from decaying uranium underneath the earth's surface. Though you cannot see,smell, or taste radon, it is there and may be a problem in your home or office. Radon gas rises through the soil and seeps through cracks, holes, and drain pipes in the foundation or basements of buildings. Radon gas can be found all over the United States, and approximately 42% of the homes in the greater Kansas City have high levels of radon.


What if the Radon Level is High?

High radon levels in a house can always be fixed. Radon mitigation professionals would install an active or passive radon reduction system in the lower levels in the house. The type of system installed would depend on the circumstances in the house and should be left to the mitigation specialist to determine the right system for you. Installation of radon mitigation systems typically costs between $700-$1000.


Advanced Radon TestingHow is testing done?

At Crown Home Inspections, we use state-of-the-art electronic continuous monitors. These monitors take readings of the radon levels in the home every hour throughout the test. Testing typically takes 48 hours, and you'll receive a detailed report, with graph, showing exactly where the levels were throughout the test. These monitors also detect whether the test was tampered with during the testing period. Your results are IMMEDIATELY available at the conclusion of the test period. You can be confident in the accuracy of the test. We will also provide a copy of the current calibration report for the monitor at your request. Crown Home Inspections is certified by the National Environmental Health Association (NEHA) to provide accurate radon measurements.



Testing YourselfCan I test for it myself?

Certainly. However, we strongly encourage you to have the radon level tested by a certified, trained professional. Such tests need to be conducted in accordance with the EPA protocols to be considered a valid test. But, if you choose to do it yourself, there are kits available that can be used to check radon levels in a house. These kits typically run anywhere from free to $20 and can be purchased at many local hardware stores. The laboratory costs will add an additional $30-$40. Just follow the instructions in the kit. In addition to the 2 days needed to complete this type of test, you'll need to allow 5-7 additional days for the laboratory to return the results to you. If you're buying a house, be sure you have this much time left in the inspection contingency of your contract. Electronic monitors provide instant results without having to wait on a laboratory report.


Don't Overpay for Amateur Service!

At Crown Home Inspections, we take your trust very seriously. Thats why we use the most advanced testing method possible. However, many inspectors do not. Some inspectors use the kits (like the one shown to the right), or charcoal canisters that you could do yourself. Some inspectors do not maintain any type of radon certification and don't have the appropriate training for this service. Before ordering this test from your inspector, ask for proof of their certification. Ask for proof that their monitor calibration is current. Select your radon measurement provider carefully and don't accept amateur work!
