Kansas Licensed Inspectors

I’ve been hearing several reports of individuals performing home inspections in Kansas that are not licensed. For those of you that don’t know, anyone performing an inspection on two or more systems in a house in Kansas is required by Kansas state law to be a registered as a home inspector. This includes anyone that may be going to a house that is not owned by that individual and inspecting, for instance, the plumbing and electrical systems, or roof and structural systems, or HVAC and any other part of the house. The person also has to be licensed if they are inspecting more than two systems in the house as well. This law applies to anyone inspecting a home in Kansas, regardless if their office is located in another state.

The law has been in existance for several years. Yet there are still individuals that are skirting the requirement. Operating without a license is a class A misdemeanor. To verify if the home inspector you have hired is licensed, just go to www.ksinspectors.org and look for yourself. The list is always up-to-date. Just click the button on the left hand menu for “Find a Home Inspector”. On the next page, just scroll to the bottom to search for all inspectors. There are only about 190 as of today, so the list isn’t too large. Its also sorted by last name, so you can easily confirm anyone as a licensed home inspector.

This applies to real estate agents as well. Its my guess that you would not appreciate working with someone on a real estate transaction if they were not a licensed real estate agent. The same applies for home inspections. You don’t want to be the the agent that gets sued, only to find out later that the inspector was not licensed to do the work. Referring a non-licensed home inspector is a violation of the code of ethics for real estate agents.

Do your research and make sure you’re informed. If in doubt, ask the inspector to provide a copy of his/her registration card to you.

What is an AFCI Breaker?

AFCI BreakerAFCI stands for Arc-Fault Circuit Interrupter. More on those in a minute.

You’re probably familiar with GFI (or GFCI) outlets. They’re the ones that have the little buttons in the middle of an outlet that say “Test” and “Reset”. These outlets protect you from grounding problems with the wiring in your house. Since the mid-1980’s, these outlets have become increasingly popular – and required – in our homes. Outlets that are located within 3 feet of a water source (such as a sink or faucet) are now required to be GFCI-type outlets. They’re also required for outlets in kitchens, bathrooms, unfinished basements/crawlspaces, garages and on the exterior of our homes. If you have a pool, they’re required around the pool as well.

Since 2003, the International Residential Code has begun requiring AFCI breakers in new homes. These breakers are required the circuits that run through the bedrooms. Rather than having a test/reset button the outlet, the test button is on the breaker itself, so you’ll need to go the main electrical panel to see if you have them.

The Consumer Product Safety Commission determined that approximately 40,000 occur in homes annually due to home electrical wiring. From those, approximately 350 deaths and 1400 injuries occur. Arcing faults are one of the major causes of these fires.

Arc Fault Circuit Interrupters protect against arcing faults from damaged wiring and cords. Common causes of damaged wiring include poorly installed outlets and switches, furniture pushed up against plugs in an outlet, cords caught in doors or under furniture, animals chewing on wires, nails driven in walls when hanging pictures, etc. The list goes on.

Beginning with the 2011 version of the International Residential code, new homes will be required to have these types of breakers for every circuit in the home.

Of note – many of the early AFCI breakers have been recalled because they didn’t work as intended. The recalled breakers can easily be identified by the blue buttons. Newer AFCI breakers now have green labels and yellow buttons. If you see a blue button on an AFCI breaker, call an electrician – it needs to be replaced.

Ask the Inspector…. Sept 20, 2011

“We would like to replace our old carpet but don’t know whether to go with hardwood, laminate or tile. What are the pros and cons of each one?”

Answer:
     Hardwood flooring
looks great and is durable with proper care. Although it is susceptible to scratches, dents and moisture, hardwood floors can be refinished multiple times, often lasting the lifetime of a home. Though initially expensive, wood floors can add to the value of your home. Professional installation is usually recommended, but an experienced do-it-yourselfer may be able to handle the job.

      Plastic laminate flooring doesn’t look as nice as a hardwood or tile, but it can mimic the look for much less. Laminate floors are durable and resistant to scratches, stains, UV light and dents. However, they are … susceptible to moisture damage, so they aren’t the best choice for kitchens or bathrooms. Laminate flooring uses floating installation, an easy do-it-yourself option, but it should be carefully installed, as poorly laid flooring detracts from the value of a home.

      Tile is often considered as elegant as stone, but it’s less expensive and with the right tools, can be self-installed by an experienced do-it-yourselfer. Tile is stylish and relatively durable, but it is also hard and … noisy and can be prone to chipping and other signs of wear. Glazed tiles – available in most popular types offer the best durability and easiest maintenance. Ceramic tiles are the most popular, though other types are available.

Funny Stuff! Bed Bug Detectors?!??

I received this email today. I’m not a bed bug expert, but somehow I have doubts about whether or not this thing can really detect bed bugs, but its nice to know that its been approved in THAILAND!
